Environmental Site Assessment

Apex Companies, LLC
Since potential liabilities can far exceed property values, it is important that you perform a comprehensive environmental due diligence study before a property transaction. Having baseline information on a property’s environmental status is vital in understanding environmental risk, as well as in establishing the “innocent landowner defense.” At the core of any real property due-diligence effort are Phase I and Phase II Environmental Site Assessments (ESAs).

Banks, building managers, property owners, and potential buyers and sellers have come to rely on Apex to perform their Phase I and, if required, Phase II ESAs. Our proven environmental professionals conduct these assessments in accordance with the American Society for Testing and Materials’ (ASTM) nationally recognized protocols. A Phase I ESA includes:

  • Records review
  • Site reconnaissance
  • Review of site history
  • Evaluation and report

The value of your Phase I ESA depends on the experience and sound judgment of the professional conducting the assessment. Apex has completed thousands of Phase I ESA studies, and our professionals have years of experience and undergo constant training. We also employ the latest online technology to ensure that you receive a quality assessment that meets even the most demanding turnaround requirements.

When a recognized environmental condition (RECs) is discovered, Apex immediately notifies the client and maintains an aggressive schedule to perform a Phase II ESA within the defined study period. Unlike a Phase I ESA, which is a visual, non-intrusive study, a Phase II ESA includes:

  • Sampling of soil, groundwater and/or air
  • Laboratory analysis
  • Summary and interpretation of sampling and analytical results
  • Technical report preparation

With a cost-effective and efficient Apex Phase II ESA, you receive the information you need to make an informed decision. Furthermore, we clearly present all options and make recommendations with cost estimates if follow-up or cleanup is required.
